Tile Roofing in Hawaiian Gardens

Tile can outlast the paper beneath it by decades. We repair cracked tiles, relay roofs on fresh underlayment and install new clay or concrete tile, with care for your home and an honest answer on which job your roof actually needs.

Most Tile Roof Problems Start Underneath

Clay and concrete tile shrug off sun and rain for a very long time. The waterproofing layer under the tile does not. Older felt underlayment dries out, turns brittle and starts to tear. Water that slips past the tile during a winter storm then reaches the wood deck. From the street, the roof can look perfect while it leaks.

That is why we look under the tile before we recommend anything. Sometimes a few broken pieces and a reset ridge are all you need. Sometimes the tiles are fine and the underlayment is worn out, so we lift the tile, put down new underlayment and lay the same tile back. A full new roof only makes sense when the tile itself has given out or you want a different look.

Tile is unforgiving work for anyone without experience on it. Step in the wrong spot and a tile cracks. We walk tile the right way, and we treat your home the way we would want a neighbor to treat ours.

What's Part of Our Tile Roofing Work

Fixing cracked and slipped tile

We replace broken tiles, refasten loose ones and move slipped pieces back where they belong. We match profile and color as closely as possible and tell you up front if an exact match is no longer made.

Lifting and relaying

We stack your current tiles with care, replace underlayment and battens where needed, then set the tiles back. Your home keeps its look and gains a new waterproofing layer underneath.

Ridges, hips and flashing

Old mortar at ridges and hips cracks and lets wind-driven rain through. We reset those lines and replace worn flashing at walls, chimneys, valleys and vents.

New clay or concrete tile roofs

When the tile has given out or you want something different, we build a new tile roof from the deck up. We confirm your framing can hold the weight before you decide.

Permits and a clean yard

We get the permit when one is required and book the inspection. We haul off broken tile, old underlayment and loose nails, and run a magnet across the yard.

When a Tile Roof Needs a Look

Ceiling marks after rain
A water mark below a tile roof usually points to failed underlayment in that spot, even when the tile above looks perfect.
Tiles cracked or gone
Other trades walking the roof, a falling branch or a dish installer can break tile. Every gap exposes the underlayment to sun and rain.
Ridge mortar breaking up
Bits of mortar in the gutters or on the ground mean the ridge or hip caps are coming loose.
Brittle felt at the eaves
Check where the tile stops at the roof edge. If the black felt there is torn, curling or flaking, the rest is probably in similar condition.
A roof with decades on it
Plenty of local tile roofs still have their original underlayment. If yours has never been relaid, a free inspection shows how much life is left.

What a Tile Roof Job Looks Like

  1. 1

    Free inspection

We walk the roof with care, lift tiles in a few key places and check the underlayment, flashing and deck. Photos let you see just what we saw.

  2. 2

    Written estimate

Your free written estimate lists every part of the job. If a repair will last, we tell you, and we explain clearly when a relay or new roof is the better use of your money.

  3. 3

    Getting ready

Before starting, we cover plants and walkways and pick a spot to stack tiles. You'll know when the crew is coming and what each day will involve.

  4. 4

    Doing the work

We remove tile one section at a time so your home is never open longer than it has to be. New underlayment, flashing and battens go down, the tile goes back on and the ridges are reset.

  5. 5

    Last walk and cleanup

We check each row, clean out the gutters and sweep the yard for nails. Then we walk the finished job with you and answer your questions.

What Sets the Cost of Tile Work

Tile jobs range more widely than most roofing, so we price yours once we've seen what's under the tile. Each item appears separately on your written estimate.

Repair, relay or new tile
A few replaced tiles is a small job. A relay costs more since each tile is handled twice, and a new tile roof adds the price of the tile.
Shape of the deck
When slow leaks over the years have softened the wood, those boards are replaced before new underlayment goes on. You see photos of any damaged areas.
Tile type and finding a match
Clay breaks more easily than concrete and takes longer to handle. Older or discontinued profiles can be harder to source.
Layout and steepness
Steep pitches, lots of valleys and many roof openings mean more labor and more flashing.

Questions About Tile Roofs

Can my current tiles go back on?
In most cases, yes. Concrete tile and clay tile in good condition can be reinstalled once the new underlayment is down. Some pieces break during removal, and we replace them with the closest match available.
How long will a lift and relay take?
That depends on your roof's size and shape and how the deck looks. The estimate includes a realistic schedule. We work section by section, so your home is covered at the end of each day.
Will walking on my tiles break them?
Tile cracks if you step in the wrong place. Our crew knows where weight can go and where it can't. If we break a tile, we replace it.
Do you have a license and insurance for tile work?
We do. We are a licensed roofing contractor, CSLB 1092407 (C-39), and we are insured. Feel free to check our license before work begins.
Is it possible to go from tile to shingles?
Yes. Some homeowners make the switch for a lighter roof or a lower price. We can explain asphalt shingle roofing as an option and compare it fairly with staying with tile.
Does insurance pay for tile roof damage?
That depends on your policy and the cause. We work directly with your insurance adjuster, photograph what we find and explain the process, but the coverage decision belongs to your adjuster.
