Commercial Roofing in Hawaiian Gardens

We repair and replace roofs on shops, offices, small warehouses and rental buildings. You get a clear answer on what your roof needs, a written price before work starts, and a crew that works around your customers and tenants instead of through them.

Roof Work for the Buildings Our Neighbors Run

Most commercial roofs around here are low-slope: built-up tar and gravel, modified bitumen, or single-ply membranes like TPO. They hold up well to sun and mild weather, but they fail in predictable places. Seams open, drains clog, flashing pulls away from parapet walls, and the curbs around rooftop AC units start to leak after years of service traffic.

We treat a business roof the way we would want our own handled. That means looking at the whole roof before recommending anything, telling you plainly whether a repair will carry you a few more years, and scheduling noisy work so your doors can stay open. We are a licensed roofing contractor, CSLB 1092407 (C-39), and insured.

If your building is a flat roof on a smaller scale, our Flat Roofing page covers that work in more detail.

What Our Commercial Roofing Work Covers

Leak tracing and repairs
Water on a flat roof can travel far before it drips. We follow it back to the open seam, cracked flashing or failed penetration and fix the source, not just the stain on your ceiling tile.
Drains, scuppers and ponding
Standing water two days after rain shortens a membrane's life. We clear and reset drains and scuppers and can add tapered insulation where low spots keep holding water.
HVAC curbs and penetrations
Rooftop units, vents and conduit are where many commercial leaks start. We reflash curbs and seal pipe boots so the next service visit does not open the roof back up.
Recovers and full replacements
When the existing roof is dry and sound underneath, a recover can save tear-off cost. When the insulation is wet or there are already too many layers, we tell you a full replacement is the better spend.
Parapet walls and edge metal
We repair coping, counterflashing and edge metal so wind-driven winter rain stays out of the wall cavity.

Signs Your Building's Roof Needs Attention

  • Stained ceiling tiles

Brown rings on drop ceilings often show up long before an active drip. They mean water is already reaching the deck.

  • Water that sits after rain

Ponding that lingers more than a day or two points to clogged drains or a sagging deck.

  • Blisters, bubbles or open seams

Trapped moisture lifts the membrane, and sun-baked seams start to peel at the edges. Both get worse with every season.

  • Leaks near rooftop equipment

If drips line up with the AC unit or a vent, the flashing around that penetration has likely failed.

  • Patch on top of patch

A roof with years of tar patches may be costing you more in calls than a planned recover would.

What Moves the Price of a Commercial Roof

Every building is different, so we price from what we actually find on your roof. The written estimate shows where the money goes.

Roof size and system

Square footage matters, and so does the membrane. Built-up, modified bitumen and TPO each carry different material and labor costs.

What's under the surface

Wet insulation or a damaged deck has to come out. A core sample during the inspection tells us whether a recover is possible.

Rooftop equipment and access

More units, vents and skylights mean more flashing work. Tall buildings or tight alleys can add staging and hauling time.

Code and permit requirements

California's energy code can require a reflective cool roof surface on some low-slope replacements, and permitted work adds inspection steps we build into the schedule.

How a Commercial Roof Job Runs

  1. 1

    Free inspection

We walk the roof, check drains, seams and flashing, and look at the ceilings inside where you have seen trouble. You get photos of what we found.

  2. 2

    Free written estimate

You get a line-by-line estimate that separates must-do repairs from items that can wait. If the damage came from a storm, we work directly with your insurance adjuster and explain each step.

  3. 3

    Permits and scheduling

We pull the permit when the job needs one and plan noisy work and material deliveries around your business hours and parking.

  4. 4

    The work and cleanup

We keep debris away from entrances, protect walkways, and clean the roof and lot each day. At the end we walk the finished roof with you or your property manager.

Commercial Roofing Questions

Can my business stay open while you work?

In most cases, yes. We schedule tear-off and the loudest work for early hours or slower days, keep entrances clear and tell you ahead of time when deliveries will arrive.

Should I repair or replace my flat roof?

It depends on how much of the roof is still dry and sound. If problems are limited to a few seams or penetrations, a repair often makes sense. If moisture has spread through the insulation, repairs tend to chase leaks, and we will say so plainly.

Do you work with property managers and landlords?

Yes. We can coordinate access with your manager or tenants and send the photos and written estimate to whoever needs to approve the work.

What is a roof recover?

A recover installs a new membrane over the existing roof instead of tearing it off. It only works when the old roof is dry and code allows another layer, which we confirm during the inspection.
