Roof Leak Repair in Hawaiian Gardens

A stain on the ceiling usually starts somewhere else on the roof. We follow the water back to where it really gets in, show you photos of what we found, and make a repair that holds through the next rain. It all begins with a free roof inspection.

We fix where the water gets in, not where it shows

Water seldom enters straight above the stain. It gets past a cracked pipe boot, a lifted shingle, a broken tile or a worn valley, then travels along the decking or a rafter before dripping onto the ceiling. Patching over the stain is why so many leaks return. We locate where water gets in first and fix it there.

A leak repair is the right choice when the roof is in good shape overall and the problem stays in one area. Sometimes the layer beneath your roofing has worn out across the whole roof, and a patch would only hold briefly. Then we tell you honestly and talk through Roof Replacement, without any pressure. We treat your roof the way we'd want ours treated.

Here, most rain falls in a few winter storms after long dry, sunny months, so a small leak can stay hidden all summer. Finding it early keeps the repair small and saves your drywall and insulation.

What a leak repair with us includes

Following the water

We look over the roof and the attic for darkened decking, damp insulation and drip trails. If the source still isn't clear, we wet one section at a time while someone watches from inside, so the right spot gets fixed on the first try.

Flashing at chimneys, skylights and walls

Flashing works loose and old sealant cracks over time. We reset or replace the metal, tuck it correctly under the roofing and seal it so water runs off instead of getting trapped.

Vents and pipe boots

The rubber collars on plumbing vents dry and crack in hard sun, and they're among the leak sources we find most. We put in new boots fitted to each pipe.

Damaged shingles and broken tiles

Cracked or shifted tiles and torn or missing shingles get replaced, matched in color and profile as closely as possible. On tile roofs we also check the underlayment below, since it does most of the waterproofing.

Flat and low-slope areas

Low-pitch patio covers and additions hold water longer and tend to leak at the seams. We fix the membrane or rolled roofing there; bigger issues are covered on our Flat Roofing page.

Clues that water is getting through your roof

Stains that spread with each rain
When brown rings on a ceiling or high on a wall grow after every storm, water is still coming in.
A musty attic or damp insulation
A stale smell, dark marks under the decking or flattened insulation suggest a slow leak that may not show downstairs yet.
Paint peeling along the roof edge
Bubbled paint on eaves, fascia or soffits often means water is running behind the roof's edge.
Pieces cracked, shifted or gone
From the yard, watch for gaps in the tile rows, shingles out of line or roofing scraps in the planters after a windy day.
Tar patches from past fixes
Thick smears of roofing cement mean someone has already gone after this leak. Those patches crack and generally need a real repair beneath them.

How a leak repair goes, start to finish

  1. 1

Your call and a free inspection

Tell us by phone about the drip or stain and which room it's in. We then set a day for your free roof inspection, in English or Spanish, as you prefer.

  2. 2

    Tracking down the cause

We check the roof and the attic and run a water test when needed. You get photos of the problem so you see what we see.

  3. 3

    Your free written estimate

We list each fix and its cost, one item at a time. If a repair won't last, we tell you and go over your other choices.

  4. 4

    The repair and the cleanup

We cover plants and walkways, do the repair and haul off the old material. Before leaving, we run a magnet over the yard and driveway for nails and show you photos of the finished repair.

What sets the cost of a leak repair

A leak repair usually costs a small part of what a new roof would, but each one is different. The price depends on what we uncover while tracing the water. Your written estimate lists every item, so you see the total before work begins.

How big the problem is
Replacing a single cracked pipe boot goes quickly. Rebuilding a worn valley or a long stretch of wall flashing takes more material and more hours.
Type of roofing
To reach the underlayment, tile must be lifted, set aside and relaid by hand, and an older tile profile can be hard to match. Shingle repairs tend to go faster.
Hidden damage below
Water that has sat for a while can leave decking soft or rotted. Swapping those boards raises the cost, which is one reason to call early.
Slope and reach
A steep roof or a second story needs more safety setup, which may add labor.
Your insurance
Your policy may cover sudden damage from wind or a fallen branch. We work directly with your insurance adjuster and walk you through it, and your adjuster decides what's covered.

Common questions about roof leaks

Can you repair only the leak and leave the rest of the roof?
In most cases, yes. A leak usually comes from one weak point such as a boot, a piece of flashing or a broken tile, and fixing that spot ends it. We mention replacement only when the roofing is giving out everywhere, and you get photos to judge for yourself.
Do you have a license and insurance?
We do. We are a licensed roofing contractor, CSLB 1092407 (C-39), and we carry insurance. Feel free to check the license before work begins.
What should I do before you arrive?
Set a bucket or towels under the drip and move furniture, rugs and boxes out of the wet spot. Please don't go on the roof, especially while it's wet. We'll handle the rest at the inspection.
Can you fix a leak in a tile roof?
Yes, and we see tile leaks often around here. The tiles may look fine while the underlayment below has worn out. Our Tile Roofing page goes into that work in more depth.
Will my homeowners policy cover the repair?
That depends on what caused it. Sudden damage is often covered, while slow wear usually isn't. We photograph what we find and work directly with your insurance adjuster, so you have what you need when you speak with them.
